Having our first Property Inspection tomorrow and I have no idea what they do or look for.
Anyone know what they look for?

Generally they're just making sure that you're taking care of the place, keeping it up to a reasonable standard and not breaking any of the terms of your agreement eg: Pets, No. of people living there, maintaining lawns/gardens if that was a term.

no mould etc
tidiness of yard/lawns/gardens etc
nothing broken
nothing damaged
etc etc

We have had 2 now, first one they came in, brouth a ladder, took down the sattelite, came inside talked and left. Second one, he came over with his ladder, got up on the roof, cleared the guttering, came inside washed his hands and left...
But a normal landlord would do what the others have said. Check for dammage on anything etc...

yeah, just maintanence type things, and that you're keeping the property clean and tidy. Its a good time to make a note of anything your having troubles with too so they can make appropriate repairs etc.

We are landlords but use a property manager. She looks at all the fixtures and fittings basically. Carpet, dishwasher, oven, bathrooms. For us it is more of an inspection of how the house is doing rather than the tenants. We have rented it out for 10 years with only two sets of tenants. They are great tenants and our inspections are usually to highlight all the little maintenance issues you would normally take care of each weekend when you live in the house. So definately have a list. For us it is better to fix a leak before it is a flood with wall damage etc.

I agree with kiwi2.
Primarily we do our inspections to check and see what maintenance needs doing (I normally ask the tenants to prepare a list in advance - though the request for a new bathroom made me laugh!). Other than that we check they are complying with the agreement, the house is clean and tidy. We are a bit picky about mould around windows and frames that are not cleaned regularly as this leads to paint damage. But generally we're happy with clean tidy house.
